A leak, shingles torn off by the wind, a roof at the end of its 20 years, or too much snow on a plex’s flat roof: roof area, pitch, deck condition, the layers to remove and access make the difference between two quotes.

2026 prices

Work Published 2026 range, before taxes
Asphalt shingles, replaced $6–12/sq ft (Soumission Rénovation); about $7/sq ft (RénoAssistance)
Bungalow, 1,500–2,000 sq ft of roof $11,000–22,000 (Soumission Rénovation); about $7,000 (RénoAssistance)
Elastomeric (SBS) flat roof $10–16/sq ft two-ply, $14–20 three-ply, $16–22 with a new deck (Toitures Niko); $11–21 and $18–23 in other guides
TPO or EPDM flat roof $10–17/sq ft
Spot repair $3–8/sq ft
Snow removal, house $500–1,500 a visit, or $0.50–1.00/sq ft
Snow removal, apartment building $700–2,000 a visit

The two big guides disagree on a shingle bungalow: about $7,000 in one, $11,000–22,000 in the other (updated October 30, 2026). The gap is mostly what each includes: several layers torn off, deck boards replaced, ice-and-water membrane, ventilation. Compare quotes item by item.

Flat roofs in Montréal

Replacing a flat or low-slope roof in Montréal usually needs a permit, with exceptions by borough. Approved materials and reflectance requirements also vary. Select your borough on the City’s page before choosing a covering. Minor repairs and maintenance are generally exempt. The City’s RénoPlex program pays $30/m² to redo a pitched roof, $70/m² for a white membrane and $100/m² for a green roof.

Roof snow removal

The RBQ lists the signs of an overloaded roof: cracks on interior walls, doors that stick, unusual creaking, a sagging ceiling. It recommends a specialized company so a flat roof’s membrane isn’t damaged. Snow and ice removal need no RBQ licence.
